HVCC Tab

I have added some HVCC compliant ordering system options to my web site. (Click the HVCC info tab at the top of my page) If you are looking to avoid the AMC's and be HVCC compliant at the same time, there are options available to you. The big advantage is that you stay in control of the ordering process (no delays, you select the most competant appraiser) and the cost is free or minimal. This allows me as the appraiser to charge my normal fee, and you as the client to not have to pay an extra fee to an AMC. Mercury Network is part of the Appraisal software that I use, and the service is included to me for a minimal charge. Feel free to order off the Mercury system and be fully HVCC compliant. Also, You will not be charged an extra fee for ordering. I hope this service helps..

Also, I am registered with FNC's Appraisal Port solution. This system has a minimal transaction fee, and is being used regularly by many of my clients. If you use this system, I will absorb the fee, as it is minimal, compared to the AMC solutions. Please call me or e-mail me if you have any questions.

Northern Virginia Real Estate Market opinion

The Northern Virginia Real Estate market is very hot currently for all homes under $500,000. Being a Realtor and an appraiser gives me some in site into the current market. Appraisal orders for refinance appear to have slowed down a bit, but appraisals for purchased orders are up!. Also, I have many clients currently searching for homes and the market is extremely competitive. Almost every offer we have made in the last month has had multiple offers and price escalations. Another limiting factor in the market currently is that the inventory of homes in the sought after $500k or less price range has really dried up. There is currently a very low supply of homes on the market. The MLS stats don't fully quantify the shortage of homes, because many homes that agents still have listed as active are actually short sales with contracts on them already and are awaiting ratification/approval from the bank.
