1004MC FHA & Conventional

Wow!  The end of last month was really crazy.  FHA made a last minute change to require the new 1004MC market conditions addendum that Fannie Mae had adopted.  I have been completing the form, and it ok, but still flawed.   The MLS systems in this area do not allow an accurate way to compute historic listing information.  The category itself does not make sense.  Due to thenature of an active listing, each day of a historic time period brings a change to the data set.  For example, properties that are active listings on the first day of this time period may have expired, been withdrawn, or even become a pending sale by the second day of the time perios.  This situation can repeat itself over and over again over the historic time frames.  How can anyone pull accurate statistics out of that situation??  I certainly do not know.  If you do, let me know..
